T-style For Sale board erection instructions

When your For Sale sign arrives it will contain the following:

  • 1 x For Sale sign
  • 2 x nuts and bolts
  • 4 x washers

You will require the following for a free standing board:

  • 1 x wooden post (approx 2inch x 2inch x 8foot or approx 47mm x 47mm x 2.4m). Typically £2 - £3.
  • 1 x fence post support (recommended but not essential). Please ensure the wooden post will fit into the fence post support. Typically £4 - £5.

You will also need:

  • 1 x flathead screwdriver
  • 1 x drill
  • 1 x 6mm drill-bit for wood
  • 1 x heavy hammer/mallet

Instructions for erecting a T-Board

Your For Sale sign comprises two boards bonded together at the ends. This allows the post to be passed between the two sign and secured centrally, making for the strongest fixing.

Before you start we recommend painting your wooden post white. Most people have some white paint in the shed or garage. We would suggest using emulsion, if available, as this dries much faster. A painted post looks professional and is much better than bare wood. Remember, you need to present your property at its best to achive the highest sale price, and this starts with the For Sale board.

Place your post up between the two layers of your For Sale sign until the top of the post is in line with the top edge of the sign. Ensure the post runs up through the centre of the sign (the sign is 812mm wide so the centre is 406mm from either vertical edge).

You are now ready to drill the holes for the bolts. At this stage you should have someone to assist you by holding the sign and board securely whilst you drill the holes. If you aren't using a workbench then please ensure you have a piece of scrap wood underneath as you will be drilling right through the post and sign.

Whilst holding the post securely in position, drill two holes right through the post and the two layers of your sign. This ensures everything lines up when you come to fixing your sign to the post. Place a washer onto one of the bolts and insert the bolt through the sign, post and reverse sign. Place a second washer and nut onto the end of the bolt and tighten. Repeat this proces for the second bolt.

Next you need to determine where to position your sign. If you are placing it in the ground in your garden (eg the lawn) then consider the best position to ensure it can be clearly seen from all directions in the street. When doing this also consider safety aspects such as underground cabling/pipes and line of sight for road users if you live on a corner plot.

When signs are secured to boundary walls please ensure the sign doesn't protrude into the street.

If you intend to erect a free standing sign then the post will need to be FIRMLY secured into the ground - in windy conditions there will be quite a force applied to the sign. The best way to do this is to use a metal fence post support. These are metal spikes that are readily available from any DIY store selling fencing products. A support to take a 2" x 2" post should cost around £4 - £5. It is best to buy the wooden post and fence post support at the same time so you can ensure the wooden post fits into the post support.

If you don't use a fixing support then you will need to cut the foot of the post into a v-shaped point to enable it to be hammered into the ground. Bearing in mind that the post is 8 ft long you will also require a ladder and someone to support it whilst you fix the post into the ground. We therefore recommend that you use a metal or plastic fixing support for speed and ease of effort.

Once you have determined the position for the sign you should hammer the support into the ground. To avoid damage to the support please use a piece of suitable scrap wood (see diagram). Make sure the support is rotated such that the sign will be pointing in the right direction when the post is inserted.

How to erect a MyKeys For Sale board

Once the support is securely in the ground you can place the post into the support. There will usually be two holes in the support allowing you to secure the post to the support with one or two suitable screws. This prevents the post from being lifted out of the support.

You are only permitted one sign per property so if you already have an estate agent sign erected then you won't be able to use a MyKeys.co.uk sign as well. This includes placing our sign in a window of the property.

All signs need to be removed within 14 days of completion.
